The former Leumann real estate complex consists of a series of distinct, multi-story buildings, with current uses ranging from commercial to office-based services.

The village's origin dates back to 1875 when the Swiss entrepreneurs, the Leumanns, moved the textile business they had started around the middle of the century in another location to the Collegno area; the need to employ the skilled workforce already in their service led to the construction of not only the factory but also a residential complex, which was expanded starting in 1902 according to the design of engineer Pietro Fenoglio. The uniqueness of the preserved building heritage and the associated program make the area one of the primary sites of the Ecomuseum of Material Culture of the Province of Turin.

In recent years, several restoration projects have been carried out under the protection of Legislative Decree 42/2004 (Code of Cultural Heritage and Landscape), most recently the buildings of the former Leumann Factory designated as E, H, I, and L. These buildings had already undergone changes of use in past years as part of various restoration and enhancement efforts and are still owned by the company Unity Real Estate S.p.A. of Reggio Emilia.

The intervention by the designer, Eng. Pierluigi Facta of Studio Associato Essepiesse in Turin, involved the conservative restoration of the complex, providing for the installation of new thermal break steel window frames with low-emissivity double glazing and internal glazing bars, fitted within the existing wall openings which were restored and remediated by the construction company.

Studio Cattivelli/Scai-Tech was commissioned by the client Unity for the following activities:

technical-qualitative and performance analysis during the tender phase for the window frame lot, and technical supervision during production with laboratory tests on the frames and during on-site installation for control and functional testing operations; at the end of September 2025, following various quality controls and on-site performance tests, the main testing operations were concluded with some residual activities to be completed.
